The Loan Process

The Mortgage Loan Process

Securing a mortgage is a complex process—if it were as simple as filling out a one-day application, you wouldn’t be here researching loan options. That’s where we come in. Our streamlined four-step process simplifies the journey, ensuring you get the financing you need without the stress. We handle the heavy lifting so you can focus on what truly matters—whether it’s planning your move or maximizing your savings.

#1 Determine how much you can borrow

Several factors influence this decision. How much can you comfortably afford for a monthly payment? Based on your credit history, employment, income, debt, and financial goals, what loan amount are you likely to qualify for? Use our website’s mortgage calculator to estimate your monthly payments. By answering a few simple questions, we can help determine the right loan amount and program for you. Following standard lending guidelines, we’ll provide a clear overview of the terms and loan options that best suit your needs.

#2 Pre-Qualify

Omni Mortgage Company, Inc. is here to help you save money on your home financing. To get started, we’ll need details about your employment, assets, and residence history. As part of the process, we’ll conduct a credit inquiry and review your information. Once completed, we’ll provide you with a pre-qualification letter—an important tool in the homebuying process. Your REALTOR® can use this letter to strengthen your offer and negotiate the best possible price for your new home. While you search for the perfect home with your agent, we’ll work to find the loan program that best fits your needs.

#3 Submit your completed Application

Once your offer has been accepted by the seller, it's time to complete your loan application. We’ve made the process seamless—you can conveniently submit your application online right here on our website. To ensure the home's value aligns with your loan, we’ll also arrange for a professional appraisal after your application is submitted. Our goal is to make your home financing experience as smooth and stress-free as possible.

#4 Secure Funding

Your real estate agent will coordinate with an escrow or title company to manage the closing and funding of your transaction. This company will work closely with us to ensure all lender-required documents are properly prepared and in order. When the time comes, you’ll likely sign the final paperwork at their office. Since this coordination is handled for you, you can focus on what really matters—planning your move, making design updates, and getting ready to settle into your new home.
